About kani.lk

"Kāṇi" is the Tamil word for land. That is the whole point of what we do.

kani.lk is a listing service for land and property across the Northern and Eastern provinces — Vavuniya, Mannar, Jaffna, Mullaitivu, Trincomalee and Batticaloa. We publish blocks the way people here actually buy them: by the perch, with the deed type stated, the access road measured, and the distance from town written down.

What we do differently

Most property sites were built for apartments in Colombo. The fields they ask for do not describe a block of land in the Vanni. We lead with size and price per perch, because that is the number a buyer compares. We state the deed type — freehold, LDO permit, or a Swarnabhoomi or Jayabhoomi grant — because it materially changes what a block is worth. We record the access road width in feet, because land with no motorable access is worth a fraction of land with a twenty-foot road.

We are not the agent

kani.lk is a place to find land and to reach the person selling it. Every listing carries the owner's own contact number. There is no commission on a sale made through this site, and no middleman in the conversation.

Before you buy

Always verify the deed and the survey plan with a lawyer before paying any money. Visit the block in person, walk the boundary, and confirm the access road is what the listing says it is. We check listings for obvious errors, but we do not guarantee title, and we are not a party to any transaction.
